In data centers, the tenant matters

In AI data center credit, the tenant matters more than the building.
Take a look at the chart below, showing the G-spreads on 24 high yield data center bonds, grouped by who actually pays the rent. The pattern is hard to miss. At the bottom of the pack, the safer tenants: when Amazon or Meta are the tenants, the spread ranges from 166 to 345bp. For CoreWeave's own unsecured bonds: roughly 980 to 1,008bp
Same asset class: powered shells, GPUs, concrete, cooling. The spread gap is roughly 800bp. The market isn't pricing the data center. It's pricing the credit of whoever signs the lease.
Two things stand out:
1. Every bond is wider than where it was on 9/28. Nothing tightened. But the weakest credits moved the most. CoreWeave's 2030s went from roughly 640bp to 980bp.
2. The weakest tenants are the canary. If the AI buildout cracks, it won't start at Amazon or Meta. It will start with leveraged, concentrated tenants who need continuous access to capital to keep paying rent. When their spreads gap out, everyone downstream of them (landlords, lenders, suppliers) reprices next.
The hyperscaler-backed paper tells you how much the market trusts the cash flows. The CoreWeave-linked paper tells you how much it trusts the funding cycle.
the AI space has a funding problem. Watch the bottom of the stack, not the top.
